PropertyOS is a data infrastructure platform for European property markets. We provide ML-powered pricing intelligence, 34 economic datasets, and quality-graded indices across the 27 EU member states. Our platform enables developers, marketplaces, and enterprises to build property features without the cold start problem.

We currently cover the 27 EU member states. This includes major markets like Germany, France, Spain, Italy, and the Netherlands, as well as smaller EU markets in Central, Eastern, Northern, and Southern Europe.

FairRent is our flagship product for rental pricing intelligence. It compares a rent with a per-country model and returns a 0–100 FairRent Score, an A–F fairness grade, the market price per m² and the monthly difference against market rent. FairRent is built on top of PropertyOS infrastructure.

Use the public HTTP endpoints directly, or sign in with Clerk for dashboard, comparison, historical-indicator, and monitoring endpoints. API-key issuance is not implemented in the current application.

We publish current service health on our status page based on live application checks. Historical uptime percentages and incident history are not published until persistent status logging is in place.

No official client SDK is shipped in this repository. The current integration surface is the documented JSON HTTP API.

The application currently enforces endpoint-specific limits of 10, 30, or 100 requests per 10-second window. Plan-based quotas are not implemented.

Our data comes from official sources including Eurostat, ECB, national statistical offices, and regulatory bodies. We also integrate commercial data partnerships for market-level granularity. All data sources are documented in our transparency reports.

Quality grades reflect data reliability, completeness, and freshness. A+ (90-100): Excellent data with high confidence. A (80-89): Very good quality. B (70-79): Good quality. C (60-69): Fair, use with caution. D (50-59): Poor quality. F (<50): Failing, not recommended for production use.

Update frequency varies by dataset. Economic indicators: Monthly or quarterly (following source publication). Market data: Weekly. Model predictions: Real-time via API. We provide metadata with last update timestamps for all data points.

Accuracy varies by country and data availability. Public pages document methodology, data quality, and governance standards. Detailed live model-performance views are currently restricted to admin tooling while access controls and monetization gates are still being finalized.

Yes! Our free tier includes 100 API requests per day, access to basic datasets, and community support. It is perfect for testing and development. No credit card required to start.

Yes, you can upgrade or downgrade your plan at any time. Upgrades take effect immediately. Downgrades take effect at the next billing cycle. Unused credits are prorated.

Yes, we offer custom enterprise plans for high-volume users, custom SLAs, dedicated support, and data licensing agreements. Contact our sales team for a tailored quote.

We accept all major credit cards (Visa, Mastercard, Amex) and SEPA direct debit for EU customers. Enterprise customers can pay via invoice with NET 30 terms.

Yes, we are fully GDPR compliant. Our infrastructure is hosted in EU data centers (Hetzner, Helsinki, Finland), we provide data processing agreements, and support all GDPR rights including access, rectification, and erasure.

All data is stored in the European Union. Primary infrastructure is in Helsinki, Finland (Hetzner). We do not transfer data outside the EU unless explicitly requested.

API keys are not issued yet. Access to signed-in endpoints uses your PropertyOS account session, every endpoint is rate limited per client, and scoring requests are made server-side.
